CONDITIONS OF BOOKING
Numbers – you cannot exceed the maximum numbers unless by prior arrangement. No camping allowed in the garden.
Arrival and departure – please do not arrive before 5.00 p.m. on the Saturday or leave after 10.00 a.m. on the Saturday of your departure.
End of Stay cleaning – you are expected to leave the property in the same state as when you arrived. End of stay cleaning can be arranged (see Extras in Booking section). If a property is left in an unreasonable state, a charge will be made.
Cancellation charge – more than 90 days – 20%; 90 – 42 days – 50%; less than 42 days – 100%.
Holiday Insurance – it is advisable to take this out as soon as you book so that you are covered for a refund in the event of cancellation due to illness, accident etc. within your party.
Linen – bath and hand towels and drying up cloths are included, but not swimming towels.
The house will be cleaned for your arrival and it is essential that it is left in a reasonable condition on departure. Cleaning on departure can be arranged if required directly with Karen Hutchins.
Electric heating – if required, the meter is read at the beginning and end of the stay and charged at .086 per kw. Please be aware that it is expensive to run.
1. Cancellation by the Client;
1.1. Only written notification of cancellation will be accepted.
1.2. Deposit, balance or full payments are refundable in accordance with
the following refund policy:
1.3. If the Property is rented by a new client for the Client's cancelled
dates, at the same rental rate, the Client's payments will be refunded in
1.4. If the Property is rented by a new client for the Client's cancelled
dates, at a discounted rate, the Client's payments will be refunded minus
the discounted amount.
1.5. If the cancelled dates are not rented, no refund of payments will be
2. Cancellation by the Owner;
2.1. The Owner reserves the right to modify or withdraw any booking due
to circumstances arising which are beyond their control.
2.1.1. Should the Property become unavailable for the reserved dates, the Client will be notified as soon as possible and a full refund of all payments will be made.
2.2. The Client agrees to take out holiday insurance cover to ensure any
losses incurred due to Client or Owner cancellation are fully covered.
Clients must not exceed stated maximum occupancy or camp in the grounds.
Arrival: not before 6 p.m. Departure: no later than 10.00 a.m.
